Interesting enough this is a project we had attempted to collaborate with the foreign design consultant to proposed a mixed use development in a piece of land in PJ which has so many constrains and obstacles. It started of as the business development approach the group is undertaking build upon the following principles:- Integrated Commercial Development with High Rental Yield for the commercial spaces inclusive of building and services management. Business and Shoppers Friendly. In line with the call for corporate social responsibility, the group undertook to provide an environmental friendly urban design approach maximizing on plot ratio and building height yet able to provide sufficient green lungs and urban design for the pedestrian and handicapped alike. A comprehensive site study was completed with various inputs from traffic consultants to geologists. Here the foreign talents took over to proposed a conceptual scheme for such development.
The Client decided that such a complex would not able to bear enough yield and the socio-economy of that time does not favor shopping mall. So this scheme by the foreign talent was put aside. We we called in again to work out a scheme that most suited for the current situation based upon these works that the foreign talent has left us with. So we undertake to review what could have been able to be salvaged. We realized that the shopping mall could be scaled down as "shoplots" with SOHO and Service Apartment unit built above it.
