Speculative Boutique Office (SBO) is the emerging prototype office space in town. Completed in 2014 and strategically located (Google-maps coordinate -6.873033,107.598486) in a green setting, backdrop by the constellation of Bandung style bungalows, it calls for the Unobstructed Internal Office Space with Unobstructed Views befitting the ideas of Point of Concepts (Incubator) and a numerous current ongoing holding companies by the owner. Nicknamed, XIN Building, it supports the idea of Plug n Play, Seamless Vertical Connection, Eco Friendly and much of all, Economical in both operating and capital costs.

XIN embodied a modern outlook marrying the cold Glass Box with the warm Organic Canopies resulted in a Hybrid. Upon entry, it opens up into an atrium space celebrated by a grand ramp, the only vertical transport seaming the upper floors to the ground and visually connected into the Workspace via the wall of “Thinking Loudly” as one is supposed to write one’s thought onto the wall, adding dynamics to the atrium, promoting the need to exercise for the office workers thus embodying a healthy working environment through Architecture. 

XIN hosts a series of POC starter companies that are ideas driven. The Roof Top doubles up as Pitching Hall as well as an Open Café ventilated by the cool breeze of Bandung. The Pitching Hall works as a Pre-Sales where POCs use it to pitch for Funding and the Open Café works as a networking platform after-sales. You will be surprised to see if POCs fashion-liked “Google” take stage in XIN. That was the owner’s wish to bring California design dynamics into Bandung organic fabric and multiply throughout the region as its brand. Realizing XIN is not without its challenges from cost control to ISO (Indonesia Standard Organization) compliance, especially so when the Design office is somewhere “offshore” 6,000km.
